Lawful Development Certificate (Proposed) Alterations to existing attached single garage to provide additional accommodation, ancillary to the existing house. Alterations to the existing attic conversion including a new rear facing dormer.

Certificate of lawful development for proposed alteration of roof to former additional living accommodation; (1) Hip to gable conversion on the side of the property. (2) Dormer addition to the rear. Height of dormer is lower than the ridge line. Face of dormer is set back more than 200mm from the eaves along the plane of the roof. (3) Roof lights that do not protrude more than 150mm from the face of the roof to be added to front and rear roof slopes. (4) Additional volume created is less than 50m3. (5) Materials proposed are similar in appearance to the existing house. (6) No enlargement extends beyond the outside face of any existing external wall.

Application for a Lawful Development Certificate for the proposed external alterations to the existing house to facilitate the conversion of the integral garage to provide additional living accommodation (under Class A) and proposed erection of a single storey outbuilding to provide garaging/workshop and recreational floorspace for use for purposes incidental to the enjoyment of the dwellinghouse (under Class E).
