Section 73 application for variation of Condition 03 of PLAN/2019/0026 (Allowed on Appeal: Ref: APP/A3655/W/19/3229532) (Subdivision of plot following part demolition of existing dwelling with erection of a single storey rear extension, front entrance porch, loft conversion with front and rear dormer windows to existing dwelling to form a 3 bedroom dwelling and the erection of a detached 3 bedroom chalet style dwelling) to allow for a revised internal layout and alterations to the roof pitch of the proposed new dwelling, House 2.

Variation of condition 1 (approved plans) pursuant to planning permission 18/AP/3869 dated 11th April 2019 for 'Variation of Condition 2 'Approved Plans' pursuant to planning permission 17/AP/4450 for: (Conversion of existing 4 bed house into 2 x 2 bed houses; Demolition of existing single storey rear projections and construction of two storey rear extension incorporating an enclosed balcony area for both houses; Construction of rear dormer for both houses with one roof light to each front roof slope; Partial removal of front boundary wall; Provision of hard landscaping to front; Provision of two cycle spaces for each house.) to allow for (i) a full width two storey rear extension to both houses incorporating full width enclosed balconies above (ii) two additional roof lights to the flat roof of the proposed rear dormers (iii) retention of the first floor front middle window'. The amendment consists of the following: -Increase the gross internal area of the basement per dwelling by 24.5m2 -The previously approved dormer flat roofs to be replaced with sloping pitched roofs of 8-10 degrees.
