Details of Condition 9a (Biodiversity Green Roof) as required by planning permission LBS reg no 19/AP/5860- Variation to Condition 1 (Approved Plans) pursuant to planning permission 18/AP/3350 'Redevelopment of the site to include the demolition of the existing building and erection of a part four, part five storey new care home to provide 92 bed spaces with associated landscaping and access works'. To amend approved drawings: - Addition of an extended corner, bringing the building to a feature point at Picton Street/Edmund Street; -Increase of the basement floorspace from approx. 200.3sqm to 289.4sqm (an increase of 89.1sqm), allowing for back of house facilities to be accommodated; - Increase of the overall GIA of the building from 4,399sqm to 4,593sqm (an increase if 254sqm), and resulting in minor variations to the building mass; - Increase of the approved building height by 440mm as a result of minor changes to the finished floor levels; - Review of the internal configuration, to ensure that the development achieves the maximum common/communal space for future residents. Details of Condition 3 - detailed drawings of a hard and soft landscaping scheme required by planning permission dated 10/10/2016 [LBS Ref 16/AP/2936 & 19/AP/2188 for 'Variation of Condition 3 'Approved plans' pursuant to planning permission 15/AP/3904 for: (Demolition of existing garage, erection of a rear and side extension, gates to front boundary and excavation of basement' to allow material alterations; comprising (i) increase of proposed basement to front of house and the creation of lightwells at front to serve basement; (ii) altered basement level layout; (iii) altered ground floor layout; (iv) extended garage to north side of house; (v) alteration to rooflight over ground floor rear extension and south-facing side window; (vi) reconstruction of existing rear chimney rather than removal.)'
