Town & Country Planning (Environmental Impact Assessment) Regulations 2017 Request for Scoping Opinion - The demolition of the existing building on the site of 55 Gracechurch Street and the erection of a new building comprising three basement levels, ground floor plus approximately 31- storey building (excluding roof top plant level). The Proposed Development will provide approximately 26,500m2 gross internal area (GIA) of office space (Land Use class B1), targeted for occupation by small and medium sized business enterprises (SMEs), approximately 800m2 GIA of retail space (land use classes A1, A2, A3, A4, A5), and approximately 1,400m2 GIA public realm, including a public viewing gallery (sui generis).
