Listed Building Application: Proposed roof conversion to create second bedroom / home office, including alterations at First Floor level with the removal of non-breathable wall linings / replacement with Lime plaster and the replacement on a like for like basis of the front door and 2no sash windows

Variation of condition 1 of listed building consent dated 3 April 2018 (RN: 17/10530/LBC) for 'Alterations to the existing building including removal of existing roof top plant and extension to create an additional storey at fifth floor with tiled mansards and lead clad dormer windows to front and rear; a single storey extension at fourth floor comprising a glazed dome above the existing rear bow; installation of plant at roof level; partial infilling of lightwell adjacent to Gwydyr House; facade cleaning and other facade repair; internal alterations including reconfiguration, fabric removal, and refurbishment works on all floors; refurbishment of meetings rooms, entrance reception and offices; installation of new heating and cooling equipment; provision of a glazed research pod in the library; installation of light-boxes above the central stair and library, and other associated works'. Namely, to vary the approved drawing numbers to make amendments including a reduction in size of the glazed dome and automatic opening vent, increase in size of the plant area, omission of a rooflight bay and internal alterations.

Variation of condition 1 of listed building consent dated 5 March 2020 (RN 19/00530/LBC) for the Redevelopment of Pegasus House and Nuffield House including demolition behind a retained facade (west, south and east) of Nuffield House and replacement building comprising 2 level basement, ground, mezzanine and first to seventh floor and demolition and replacement of Pegasus House comprising 2 level basement, ground, mezzanine and first to fifth floors; amalgamation of the two buildings to provide new office (Class B1), retail (Class A1), restaurant (Class A3), flexible office / retail (Class B1 / A1), and residential accommodation (Class C3); and other associated works from RN 19/00530/LBC, NAMELY, to include the following changes: amend the design of the shopfronts and ground floor level entrances, rearrangement of reception spaces, alteration to lift overrun and Nuffield house roof massing and window replacement.

Internal and external alterations to convert existing attached outbuilding/stable to create home office, including the insertion of french windows into the east elevation and changes to existing stable door together with the insertion of rooflight in east roof slope of existing first floor home office above.

Change of use of existing Grade II* pump house and associated buildings to licensed wedding venue (Sui-Generis), bride shop (Class E) and commercial offices; including various single story extensions (to provide additional kitchen and toilet facilities, ventilation, and glazed orangery), internal alterations to provide mezzanine floors, internal structural openings, roof insulation, under floor heating and refurbishment/repair of external windows and doors. External building illumination and provision of new car park with wayfinding lighting and associated landscaping including new vehicle entrance.

Replacement windows, replacement lower ground side doors, relocation of a first floor side window, installation of an upper ground rear Juliette balcony, fenestration alteration to the upper ground rear windows at the part two storey extension, installation of one central rooflight at the main roof and one rooflight and renew front render to the part two storey extension; replacement front upper ground external light and York stone covering to front external steps together with works at: Lower ground floor: Reinstatement of two fireplaces, creation of a WC, Conversion of the rear bedroom into pantry and utility rooms, replacement heath, block one door, opening of two doorways, relocation of one door, replacement internal window, and installation of new cylinder/boiler under the external rear stair. Upper ground floor: Replacement living room and bathroom for an orangery and WC, enlarge corridor to form an entrance hall, insertion of a French doors connecting dining room and formal living room and removal of a WC, First floor: Replacement and enlargement of the internal stair, relocation of a bathroom, ensuite bathroom, enlargement of landing and bedroom, blocking up one doorway, reopening of two fireplace, installation of fix window into existing doorway, removal of laundry room, boiler and partition walls; reduction of two front bedrooms, and new side vent. Second floor: Formation of a WC and the removal of partition walls for an enlarge home office room and a new fireplace.

Listed building consent for alterations to include: Retrospective consent for repositioning of roof lights on main house, alterations to ground floor window and door on rear elevation of west wing of main building, and the conversion of two stores at southern end of linear offshoot to an office and gym.
