Amendments to planning permission dated 23 March 2018 (RN: 17/08716/FULL) for Variation of condition 1 and removal of condition 33 and 34 of planning permission dated 20 April 2016 (RN: 15/06448) for the 'Demolition of all existing buildings and comprehensive redevelopment to provide a mixed use development accommodated in a single building arranged around a central courtyard of lower ground, ground, eight upper floors, rooftop plant and basements. Use of new building for hotel comprising up to 190 guest rooms, restaurants/bars, ballroom, function rooms, hotel leisure/spa facilities, ancillary and back of house spaces (Class C1), 24-28 residential dwellings including ancillary residential leisure and amenity facilities (Class C3) and retail (Class A1), car and cycle parking with access from Grosvenor Crescent and Halkin Street, refuse, delivery and circulation spaces within basements and other associated works. NAMELY, to amend the approved drawing numbers to allow design changes to all building facades and internal alterations to the design of the building, installation of a Building Maintenance Unit at roof level and alterations to the roof parapet line, NAMELY, to make changes to the south-west building elevation facing Forbes House, specifically in relation to the approved windows and their layout on the southern part of the site and to add an additional condition (38) to the planning permisison: "You must carry out the development in accordance with the approved Design Amendment Statement Ref: 1GP-HAP-XX-XX-RP-AR-0096 insofar as it relates to the approved windows and their layout on the southern part of the elevation and maintain it in accordance with this Design Amendment Statement in perpetuity thereafter."
